										<content:encoded><![CDATA[<p>My family and I have called Louisville, CO home for the past 12 yrs and love it. My wife is very active in the community and I felt she&#8217;d be able to provide a different perspective than mine that generally just concentrates on the real estate side of things.</p>
<p>So, here is her take on our hometown just outside Boulder:</p>
<p><strong><em>My husband recently asked me to reflect on why Louisville is such a great town to live in and be a mom. Without hesitation I would say it is the schools, our community, and location.</em></strong></p>
<p><strong><em>Two weeks ago the PTO at our children&#8217;s school, Fireside Elementary, sent home a free T-shirt with every child for the upcoming jog-athon. The next morning I found my children dressed in their jog-athon shirts ready to head out the door at 7:20 AM to start raising money for their school. After convincing them it was a bit too early and waiting 30 minutes, my 10 and 7 year olds went to neighbors throughout our community to ask for donations in support of their school. Within one hour they had raised $100! They also set up a lemonade stand and raised another $80. We even had three police officers that stopped to say hello and to support the kids. My daughter recognized &#8220;Officer Joe&#8221; by name as he had been to her school just in the past week to introduce himself as a new officer within our community. The students at Fireside raised over $50,000 for the PTO. The community support of our school was very impressive.</em></strong></p>
<p><strong><em>Within Louisville we have a dedicated Facebook page for residence called the &#8220;oh oh two seven&#8221;. On a daily basis you hear about random acts of kindness, helpful tips from neighbors, and community information. Residents of Louisville are consistently looking out for each other. I feel fortunate to have such an amazing community that warns me about rattlesnakes on a certain trail in town or suspicious activity; as well as, sharing contacts for plumbers, information on upcoming event, etc.</em></strong></p>
<p><strong><em>Another example of the wonderful community I am a part of is my babysitting coop. The Bebop Co-op was originally formed in the 1970s by a group of moms that decided to exchange childcare with each other. Here we are 40+ years later and this coop is still running strong. We have even had a member who was once a child in the coop and is now a member with children of her own. The saying &#8220;it takes a village&#8221; is very true and these other moms are my Louisville village.</em></strong></p>
<p><strong><em>Last but not least, I definitely love the location of Louisville! Being a Colorado native, and having never lived out of the state of Colorado, I would have to say that Louisville is my favorite place to have ever lived. I love being so close to the foothills in Boulder but also being only a 20 minute drive to Denver. We are fortunate to back to open space in Louisville with a pack of coyotes and a nest of owls just outside our windows. It feels like at least once a week during the summer we end our evenings with a full rainbow out our back door or a beautiful blue and orange sunset over the mountains.</em></strong></p>
<p><strong><em>Louisville is a beautiful place to live and I am fortunate that our family calls it home.</em></strong></p>

It is a very rare day indeed in which the sun never pokes out of the clouds for at least a few minutes, making sun lamps a very rare gift request for locals.</p>
<p>That said, new and willing residents of Boulder could be a little taken aback by their first winter in a city that snuggles up to the foothills. Those looking to relocate will see many benefits to their move, but especially for those from more southerly climates, it will help to keep three overarching ideas in mind:</p>
<p>1. The weather can change very quickly</p>
<p>&#8220;If you don&#8217;t like the weather, wait fifteen minutes.&#8221; This saying is so prevalent in Colorado that its origins are difficult to pinpoint. While you may get your dreams of a white Christmas when the dawn is just starting to emerge over the plains on December 25, don&#8217;t be surprised if temperatures rise along with the sun&#8217;s progress. An early morning frost could melt away with forty- or even fifty-degree temperatures by mid-afternoon.</p>
<p>Likewise, don&#8217;t be taken aback when those innocuous-looking white clouds on the horizon rush in to overtake a pleasant morning at the park or on one of Boulder&#8217;s numerous open-space trails. While snowstorms rarely last longer than a day outside of the mountains, their fast onset can leave an unprepared jogger or hiker shivering.</p>
<p>2. When it does arrive, snowstorms can be fierce</p>
<p>An eastbound storm coming out of the mountains has likely spent its fury already, leaving only a dusting for cities along the Front Range. But a storm hurtling in without the mountains to absorb some of it can deposit inches or even feet in just a few hours, leaving cars mired in driveways and sidewalks impassable for the day.</p>
<p>New Boulder denizens would do well to always have at least a small stock of canned goods and bottled water on hand, as well as having their warmest clothing out and ready to wear. It&#8217;s rare to lose electricity and rarer still to lose it for more than a few hours, but the heavy snowfall and strong winds that come with Boulder&#8217;s most vicious storms can easily bring down power lines.</p>
<p>3. The city will soon be back on its feet</p>
<p>The frequency and intensity of Colorado snowstorms are shocking to visitors, but they&#8217;re old news to state services and public utility companies. The Colorado Department of Transportation salts state and federal roadways before storms and plows them frequently during snowfall, and phone and electric companies are quick to take advantage of the cleared roads when problems arise.</p>
<p>Some neighborhoods in Boulder have snow removal services covered under HOA fees, meaning that getting back out is a simple matter of clearing a path from your garage or parking space to the nearest street. Otherwise, Boulder&#8217;s abundance of friendly citizens will usually band together to clear out a cul-de-sac or court, and since the city clears its throughways, it&#8217;s typical to be housebound for only a half day after even the most severe storm.</p>
<p>Yes, winter in the foothills can bring some incredible snowfall totals. But thanks to the preparation of Boulder and the rest of Colorado, the effects are not long-lasting, and the promise of springlike weather every so often makes the snow a light burden and perhaps even a blessing Boulderites who learn to love its beauty.</p>

<p>The following three neighborhoods are the cream of a great crop, and parents will be pleased with homes they find in:</p>
<h3>1. East Foothills</h3>
<p>Centered around Arapahoe Ridge Park and just across 55th Street from a large open space area, East Foothills has a wide range of housing options to fit families of all sizes. The quiet residential area is a perfect place to let the kids explore, but it is close enough to Pearl St. Mall and the downtown restaurants and breweries to let Mom and Dad have a fun night out on the town whenever they desire. And with educator- and parent-beloved Eisenhower Elementary, Manhattan Middle, and Fairview High Schools in the immediate vicinity, kids can feel appropriately challenged and curious both during and after school.</p>
<h3>2. Country Meadows</h3>
<p>East Foothills&#8217; due-east neighbor proves that it is no coincidence that this area should have a large percentage of families concentrated within its boundaries. With a huge Open Space area surrounding it on two sides, kids and parents looking for a safe place to explore natural beauty after school have an abundance right in their own backyards. The welcoming locals, plethora of outdoor activities, and charming downtown area make it difficult for newcomers to leave. In fact, a number fall in love so deeply that they decide to make the city their permanent residence.</p>
<p>But even with all the city provides, recent difficulties in the economy can make prospective buyers hesitant about investing the time and money in a new home. After all, what if the steady upward trend from the recession changes, forcing a move? Are eager Boulder dwellers taking too huge a risk on settling in the area?</p>
<h2>Why Boulder is a Great Place to Buy a Home</h2>
<p>Colorado overall was a good state in which to weather out the recession. While not as exuberantly as before, newcomers did continue to move in to the state during the downturn, and growth in the area has remained consistent since the 1950s.</p>
<p>Boulder, in particular, had a special insulation from a downbeat housing cycle that caused other high-growth areas such as Phoenix, Orange County, and Las Vegas to suffer harshly. This Colorado gem is home to the main campus of the state&#8217;s largest institute of higher education, the University of Colorado. The school continued to thrive during the downturn, offering jobs in administration, maintenance, and support services as well as teaching positions.</p>
<p>Incentives that enticed new businesses to the Denver-Boulder corridor helped as well. A new focus on green energy helped raise nearby Golden&#8217;s National Renewable Energy Laboratory to prominence, and an easy commute between its campus and Boulder tempted employees to find homes in the latter area.</p>
<p>While Boulder&#8217;s market did see some downward fluctuation from where it had been in the boom years prior to the recession, changes were minor compared to cities in other parts of the country. But does a real estate market that stayed relatively consistent even through 2008 and 2009 mean a good investment for current and potential Boulder homebuyers?</p>
<h3>Boulder&#8217;s Residential Market Future is Bright for Owners</h3>
<p>Homeowners present and future have only the half-full part of the glass to observe. Overall, Boulder real estate has seen an upward trend in both the twelve-month and three-year markets, and the limited amount of space available for expansion on the city&#8217;s western edge mean that already existing homes can be a valuable commodity.</p>
<p>As the economy has recovered, Boulder&#8217;s housing market has continued on a growing path alongside it. Numbers of foreclosures and short sales, never very high in the city to begin with, now occupy only a slim percentage of available homes, and median home prices have increased by twenty-five percent since this time two years ago. While month-to-month averages for days on the market have fluctuated&#8211;as they do in many areas&#8211;the overall trend shows homes being sold more and more quickly.</p>
<p>Interested Boulder residents, it seems, have little to be concerned about. The Boulder market never saw the precipitous crash other parts of the US suffered, and interest in purchasing property has only grown since those dark days. This means that if you&#8217;re considering a move to friendly, scenic Boulder, the time to look is today!</p>

<p>Living in the mountains takes a certain kind of individual. I must take my hat off to them (and be slightly jealous) of the lifestyle they live. For all us in the flat lands that want to live vicariously through those living in the mountains, I&#8217;ve created a list of my favorite, most informative mountain living blogs.</p>
<p>The order below is not in any particular order. I believe all are great blogs that represent living in the mountains.</p>
