<div>The local real estate market kept trucking along at an amazing pace through the first quarter of 2013!  It&#8217;s hard to believe the last time we had this few properties (6,700) on the market were the days when Back to the Future was the top grossing film of the year, New Coke was launched (and failed), and the Titanic wreckage was found. The average home was valued at a whopping $89,000 (the price of a new Range Rover) and interest rates were at 13% (not even my credit card is that bad)!  <i>What year was this? 1985!</i>  How times have changed!  <b>Also consider that we had 1.5 million residents in the Metro area in 1985 compared to 2.7 million residents now.</b>  It&#8217;s no wonder builders can&#8217;t keep pace with our explosive population growth!</div>
<p>&nbsp;</p>
<p>For the first time in many years, the number of properties going under contract (approximately 7,500) exceeded the number of properties listed and available for purchase (6,700).  This has led to extreme competion in our marketplace with 42% of homes and condos selling AT OR ABOVE asking price.  <b>In fact, Denver is one of the top performing &#8220;flash markets&#8221; where properties sell within 24 hours of being listed</b> (<a href="http://r20.rs6.net/tn.jsp?e=001-ZLXBk7b7TWyoJNG99ZLUDGd6I2QFVfAIw2mclPeAVcuIvP0tZctA_fliQ9nAf7VIAidKwI60mNUw1l9Tkhyvy-rFCpIunr8xvkykO4qDfU1jsKpvGhQjG-8wOShi1yGC0xdU2qSwOMmdH2kzzIv02QJnLiyD0reo1z10aPZnQqhbc8Z3NJ3LAfg9yDf2v8N_Rq7gk1Hxdg8J3lG0_9RQEGB6BO7C1KM" target="_blank" shape="rect">Denver Post</a>).  6% of homes sell within 24 hours of being listed and 35% sell within a week.  The average days on market has fallen 35% from last year as well.  <i>Obviously this means big appreciation gains for homeowners!</i></p>

<div>The average single family home appreciated over 12% from the same time last year and the average condo appreciate nearly 21%.  <b>I ask the question, how long will it take our market to overcome a 28 year low of inventory?  </b>For buyers, the days of low-ball offers and negotiating heavily on purchases are over, at least for the time-being.  Fewer than 11% of properties sell for 5% or more under asking price.  As a buyer, if you are looking at a home that was just listed you likely won&#8217;t stand a chance of purchasing that home unless your offer is at list price or above.  And be prepared for bidding wars on most newly listed homes (<a href="http://r20.rs6.net/tn.jsp?e=001-ZLXBk7b7TVGBSAYQOzYVBwORG0AvM0DxusJSkmeZOsTOqj2wjFz6bWso6OviPbB5mplA-F0qaqMSM5icQR_nMu0iwL7uTntlzdAgyQamHrDefHjOnbD2QjR6nQDs31eZEMHgbQkBxYBA5bOiVncLE6DUy8MEzfsnYe64XCJgxqfgSHwA0O0pdvz2Ev-ZSjzVGaeHFv3DmCNX6YIlacLNCnYyXnGuH4KnaA2367APXHdL5rSbox3705qNZTe8ofQR4ida5qdMWZ2w7wIrlehR3CDPv5YgJneHpC5-viBfbM=" target="_blank" shape="rect">Denver Business Journal</a>).  This is just a reality buyers face, and remember as a buyer you are <b>always</b> protected by the appraisal provision in a contract:<i> If the property doesn&#8217;t appraise for the contracted price, you don&#8217;t have to buy it!</i>  Sellers, enjoy the ride while it lasts, but remember you need to price your homes realistically or they won&#8217;t appraise even if you have a buyer on the hook.  Then it&#8217;s back to square one!</div>

With the famously sunny skies, emphasis on healthy and fun lifestyles, and abundant scenery, it&#8217;s no wonder visitors find themselves scheduling in open houses and home showings once they arrive.</p>
<p>But the effects of the recent economic downturn linger on, and wary buyers have been cautious about making new purchases. Is an investment in a home and a new life worthwhile, they wonder? If the market takes another turn for the worse, will a new home in Denver pay out down the road?</p>
<h2>Why Denver is a Great Place to Look for a Home</h2>

<p>Denver is definitely seeing payoffs from both factors. Median home price sales are nearly double what they were two years ago, and properties spend less time on the market. Eager investors looking to swoop in on a short sale or foreclosure property will also find themselves disappointed; even though Denver was never as ripe for such buys as its urban compatriots, distressed home sales have dipped to a tiny sliver of the city&#8217;s real estate market.</p>
<p>New and prospective owners, in other words, have reasons to get excited about buying a house, townhome, or condominium in Denver. As if it&#8217;s not enough that Golden residents have the mountains quite literally in their own backyards while most Denverites merely get to look at them on a clear day, Golden also has plenty of its own small-but-not-isolated-town charm to offer those who want to settle down in the area.</p>
<p>But those who don&#8217;t want to be completely cut off from the hustle and bustle of regular city life can rest assured. Golden is a mere thirty minutes from downtown Denver, giving denizens plenty of opportunities for work and play.</p>
<p>It&#8217;s a similar distance from Boulder, allowing those who appreciate that city&#8217;s delightfully offbeat lifestyle to take part every so often.</p>
<h2>Why Live in Golden, Colorado</h2>
<p>Golden, however, has its own unique set of advantages that are readily accessible to people who want to stay in town for the night or weekend. Its downtown area, while smaller than Denver&#8217;s or Boulder&#8217;s, often has a more relaxed, welcoming feel to it, and the quality of restaurants in that area matches or even sometimes outpaces that of its urban neighbors.</p>
<p>Those who associate the town with the Coors Brewing Co. will certainly have a ready supply of the famous beer on supply, but beer aficionados with open minds and open taste buds can find more than a few microbreweries within or close to town. Some, such as the Golden City Brewery, can prove to be a more popular tourist and local destination than the bigger brewery on weekends.</p>
<p>But of course, one cannot live on bread and beer alone, and locals wanting other forms of entertainment will find them easy to come by. The town is but a short distance away from the Colorado Mills shopping center if you want to keep up on the latest fashions, and it is part of Jefferson County, which maintains an extensive network of trails and open space recreational areas. The backcountry can be just a short walk away in Golden.</p>
<h3>The Outdoors</h3>
<p>Naturally, powder enthusiasts, cyclists, hikers, and general mountain lovers of all stripes and abilities will be thrilled with the area&#8217;s short distance to the high country. That the mountains themselves serve as the town&#8217;s western edge will please outdoor sportspeople who want to get a good head start on Denver&#8217;s weekend traffic into the mountains and want to avoid traffic jams coming back into the city.</p>

Its borders include Colfax Avenue to the south, Colorado Blvd. to the west and Quebec St. to the east, while to the north it extends beyond I-70. Originally platted in 1887, Park Hill was a popular residential area and later benefited from streetcar lines for development. To this day, the neighborhood enjoys a number of parkways and boulevards, the result of the neighborhood’s founders’ desire to create a pleasant, livable locale.</p>
<p>In terms of real estate, Park Hill has three distinct sections: South Park Hill, North Park Hill and Northeast Park Hill. Home values and recent median list and sale prices vary widely depending on what section of the neighborhood you’re in. In South Park Hill, recent stats indicate a median sale price of approximately $374K with average home valuation right around $399K. In North Park Hill, home values average $255K, while as of August 2012, the median sale price was right at $307K. Travel to Northeast Park Hill, and the numbers dip. The value of homes in this section averages $156K, while the $125K median sale price is quite a bit lower than the other sections.</p>
<h2>Is a Denver Square in Park Hill Right for You?</h2>
<p>As the numbers show, there is a lot of purchase potential in Park Hill. The wide range of price points makes home ownership a possibility for a bigger group of potential buyers, too. Couple this info with historically low interest rates, and it’s prime time to buy. It might not be this affordable to borrow money in the future, so act now.</p>
<p>One characteristically Denver home style found in great number in this neighborhood is the Denver Square. Denver Squares in Park Hill, just like in other parts of the city, are so named for their virtually identical 4-room downstairs and 4-room upstairs. Their facades also feature a square shape, another important characteristic of the style. Often built out of brick, Denver Squares provide ample interior space, leaving out the frills in favor of functionality. Essentially, the style is Denver’s version of the Foursquare, a home commonly sold as a kit by the Sears &amp; Roebuck Company in the late 19th and early 20th centuries.</p>
<p>Denver Squares are far less ornate than comparably sized Victorians but feature many classic decorative elements. Leaded glass windows, Classical Revival-style colonnades and terra cotta accents are but a few. Designs started simple then, as the style’s popularity grew, so too did builders expand their repertoire to create a host of different Foursquare facades.</p>
<p>Well-built, often with customized mantles, trim and fixtures, Denver Squares in Park Hill and elsewhere in the city sell extremely well, making them attractive investment properties.</p>

<p>Among Denver’s oldest neighborhoods, Cheeseman Park is as rich with history as any other spot in the city. Originally a cemetery, the actual park located in the center of the residential zone was completed in 1910 by Reinhardt Schuetze in the English garden style and named Congress Park. Later, thanks to the bequeathment of funds from a local philanthropist, the green space was augmented further and renamed once again, this time Cheeseman Park. Nowadays the area between Josephine, Colfax, 8th and Corona is considered to be the Cheeseman Park neighborhood.</p>
<p>In its early 20th-century heyday, Cheeseman Park was <em>the </em>place to live in Denver. There were no busy streets to congest the area and that, together with the large park and the stunning mountain views, made the borders of the park the ideal building spot for fabulous mansions. As time passed and Capitol Hill developed, the mansions were torn down and replaced by apartments. Many of these high rises still stand, but the neighborhood also has a thriving commercial sector as well as an assortment of single-family homes.</p>
<h2>Is Living in Cheeseman Park Right For You?</h2>
<p>Much of what is available in the Cheeseman Park neighborhood are 1- and 2-bedroom condos. The sheer numbers of these available units keep the average home sale price—as of August 2012—in the $200K range. Single-family homes, however, are pricier. Expect to find prices in the ballpark of $600K in the historic Humboldt St. part of the neighborhood and elsewhere. The population density is over three times Denver’s average, with more than 12,000 people living within each square mile. The park’s openness and space helps to mitigate this density, though, providing more than enough room for all.</p>
<p>The large park is the heart of the neighborhood. An expansive green space filled with hidden nooks, pavilions and so much more, take in Denver’s Botanical Gardens, a 23-acre subset of the park. In the area surrounding the park, enjoy the many bars, boutiques, restaurants and cafes that provide something for everyone. Joggers, dog-owners, homeowners, renters and alternative lifestylers populate the area, giving it a very socially mixed look and feel.</p>
<p>While the park itself has an ambling, tucked-away quality to it, the Cheeseman Park neighborhood is in the center of everything. Located just west of Capitol Hill and downtown, when you live here you’re about as centralized as you can be in Denver. I-25 and I-70 are both close by, and you’re never more than a drive, bike ride or walk from an activity.</p>
<p>If you’re in the market for a home, and especially if condo life is what you’re after, you can’t get much better than Denver’s Cheeseman Park.</p>
