JUST SOLD: 6950 Meadowbrook Lane, Sedalia, CO 80135

Brian MacMillan, Denver and Boulder Real Estate, represented the Buyers on this transaction:

LIST PRICE: $357,600

SOLD PRICE: $270,000

My latest Denver and Boulder Real Estate transaction was a short sale that took place on the south side of Denver , in Sedalia, about 15 mins west of Castle Rock. My clients had both time and patience which paid off in the end. They obviously got a screaming deal based off the asking price, but it did take aprox 6 months to push through with Bank of America because the Sellers owed over 500k.

The house itself sits on 9.23 acres, is zoned for horses, and has just under 4,000 total square feet. With our market changing rapidly, my Buyer clients got this just in time.

Metro Denver Foreclosures Plummet

Notices of default, foreclosure auctions, and bank repossessions fell 45.8 percent in the first quarter of 2009 from the same period in 2008 in metro Denver, reported RealtyTrac, based in Irvine, Calif.Â Nationally, foreclosure activity rose 24%.

Banks seem more willing to short sale homes now to keep their inventory of foreclosures down, which could be adding to the drastic drop in foreclosure activity.Â The Denver Post has a full article here.
