Louisville, Colorado has once again won the top spot in America’s Best Small Town category. This is the second time in 3 years this old mining town outside Boulder, Colorado has won the honors from Money Magazine! Criteria used were strength of schools, very low crime rates, weather (300 days of sunshine), low unemployment numbers, job growth, and location.

Some of the changes that have taken place in Louisville over the past few yrs include:

The old post office in old town has gone through a complete renovation, it now houses Lucky Pie and Sweet Cow. The old automotive shop a few doors down on the corner of Main & Pine also went through a complete renovation, it now houses LuLu’s BBQ & the Cactus Wheel. Just down Main St is Rex, they renovated this year and added a rooftop deck. Empire has been on Main St for awhile now, they replaced Pasquinis. All are great additions that have been extremely busy since opening.

One of the largest draws to Louisville during the summer is the free Street Faire. Hundreds came out during the Friday evenings this summer. They had a climbing wall for kids, jumpy castles/slides/face painting and many booths of local vendors.

Louisville Real Estate has done well over the past few years, especially compared to the rest of the country. This summer homes have been going under contract in a matter of days. Currently, the inventory is starting to build again with school going back into session, which means it is a great time to buy if you’re thinking about Louisville Real Estate for sale. Interest rates are also currently below 4%! Contact me with any questions or to get out and see what is currently available.

Last year ConocoPhillips pushed back phase one completion until 2013 of their research and global training center just off HWY 36 in Louisville. This month they are asking the City of Louisville for another year extension, but this extension is for their final building plans to be submitted for review.

Check out this article just released from the Daily Camera discussing ConocoPhillip’s new request.

Another new Louisville project that I’m personally excited about is the construction of Colorado’s largest tennis facility just one mile north of the Conoco campus. Check out their plans for development that include 21 indoor and outdoor tennis courts, a fitness center, pool, daycare, spa, etc. If they decide to add platform tennis courts, I might just live over there.

Lots of new growth forecasted for the Louisville area over the years. With the economy being a little sluggish of late, development plans are moving slowly, but I’m a big fan of Louisville and know others see it the same way.

As always, feel free to use my home search feature to see Louisville, CO homes for sale, and surrounding areas.

In an effort to improve access to their new Louisville, Colorado campus, ConocoPhillips purchased 9355 and 9255 Paradise Lane for $2.64 million and $1.6 million respectively, according to Boulder County public records.

The Boulder County Business Report wrote an article last week discussing these two new purchases, and the Daily Camera had an article yesterday discussing it as well.

I can say there is quite a bit of speculation that the Houston-based energy giant is considering their recently purchased Louisville, Colorado real estate for their headquarters. Company spokespersons have been very vague in discussing the new Louisville real estate purchases, leading to the current speculation.

Last week ConocoPhillips sent their real estate manager to the Louisville city council meeting for the first time to discuss initial building plans on the 432 acre parcel of land that is now waiting for development. The Colorado Daily had a good article discussing initial plans:

“We are going to make this a campus that is quiet and astonishing,” said Mary Manning, general manager for corporate real estate for ConocoPhillips.

Construction on the campus could begin as early as 2011 with the intention of having operations begin in 2013, Manning said. ConocoPhillips officials have said the campus’ development is expected to be completed in phases and could take 25 to 30 years to be completely built out.

At build-out, company officials have said the site could employ up to 7,000 people. The campus also is expected to attract dignitaries from around the globe, officials have said.

After studying and analyzing qualities such as soils, water access, sound levels and elevations, officials determined that an area in the center of the site appears to be the most suitable for development, said David Amalong, a vice president at HOK’s Denver office.

Part of that vision would include restoring the ecology of the surrounding area, taking steps to “optimize the land” and build an “astonishing” campus by taking up less than half the acreage of the site, Manning said. Other design elements at the site could include the creation of a “walkable” campus with outside meeting areas, she said.

From a real estate perspective, I’d say Buyers that are thinking about moving to the surrounding areas (Louisville/Lafayette/Superior/Broomfield/Westminster) or Buyers looking for a “move-up” purchase, should consider moving sooner than later. We all know more jobs creates more demand on housing, limiting the inventory, which raises prices. With the new tax credit available for “move-up” buyers in place over the next 5 months, interest rates super low, incentives are in place for purchasers to take advantage and place themselves in great communities moving forward.

Lastly, real estate investors looking to put some money into a tangible investment should highly consider Lafayette real estate, Louisville real esate, Broomfield real estate, Superior real estate, and Westminster real estate for sale! Contact Me for more info on any the situations discussed above.

Money Magazine just ranked Louisville, CO as the number one city, under 50,000 in population, to live in the United States. They released their results on The Today Show today, as seen below. The main factors that contributed to the results were availability of new jobs, affordable home prices, and quality of life. Discussed on the video below is the oil & gas giant ConocoPhillips, that is currently building a training facility for renewable energy right in Louisville, bringing thousands of jobs over the coming years to the local market.

Now, I’m a little biased because I live in Louisville myself, but year after year all the national publications rate this town in the top for best places to live based on the criteria previously discussed. If you are considering Louisville real estate for sale, please Contact Me for more info!
