My latest Just Sold property was a 3b/2b 1400 sq ft townhouse in the Grandview Subdivision of Erie.  It actually never made it to the MLS/market.  I operated as a transaction broker for both the Buyers and the Sellers.

List Price: $174,900

Sales Price: $176,300 (I represented the Sellers)

This townhouse in the Grandview Subdivision of Erie needed just a few days on market and a bidding war to sell above asking price.  My Sellers did a great job with the updates they put into the property, as well staging it for the sale.  This sub area, Grandview, had been flat over the past few years, but with inventory at 30 yr lows and Buyer activity up, property values are coming back quickly.  Check out the photos:

My latest Just Sold was a house in the Kenosha Farms sub area of Erie.

I represented the Buyers on this transaction.  Final sales price was 290k, with some help towards closing costs by the Sellers.  The appraisal actually came in at 320k!!!  This is extremely rare to see an appraisal come in that much above the sales price, let alone it happened in our current market, immediate equity for the Buyers.  The lot size on this property was one of the main benefits: about a third of an acre:
