My latest Just Sold property was in the Montclair neighborhood (next to Lowry on the east side of Denver).  It was a 3 bedroom/2 bath, contemporary finishes in the kitchen, as well both baths (check out the photos below).

The inventory of Denver and Boulder real estate for sale is starting to increase as we get into the Fall selling season.  This is good for Buyers who weren’t able to find a property over the extremely competitive spring/summer seasons this yr.  Sellers, if your property is in good condition, priced correctly, and marketed properly (that would be my role), average days on market are just over one month.  Give me, Brian MacMillan, a call to discuss further.

My latest Just Sold property was a 3b/2b 1400 sq ft townhouse in the Grandview Subdivision of Erie.  It actually never made it to the MLS/market.  I operated as a transaction broker for both the Buyers and the Sellers.

My latest Just Sold property was a 3b/2b tudor in the Hilltop/Mayfair Sub of Denver (just east of Colorado and walking distance to Snooze in Cherry Creek and soon the new Trader Joe’s Denver location).  This property also falls within the boundaries of Steck Elementary, just rated best public elementary school in Denver this yr.  While I was successful in negotiating a full price offer for my Sellers, it wasn’t an easy transaction by any means (rarely is any transaction fall into that category).

I’ve been selling and remodeling old homes for a long time now, they are not in the same category as ones built even 10 yrs ago.  There are many “issues” that always seem to come up with the older homes, usually they’re not deal killers.  I’ve been able to assemble a good team of subs/contractors over the years that are really good at what they do.  If you have an older home to sell, or like the charm and character of these types of properties, I’d be happy to discuss with you the various “issues” that inevitably arise during a typical transaction and my approach to solving them.

Just Sold: Thornton Condo

List Price: $129,900

Sold Price: $126,000 (Cash)

Recently I just sold the above condo in the northern part of Thornton.  I represented the Sellers and got a cash offer under contract in 4 days.  Sellers put in new carpet/paint, which showed well in the professional photos (see below), as well in person.  The cash investor will cash flow this unit nicely as a rental moving forward.

Interest rates are still historically low, this allows renters to buy a unit such as this one and pay less than rent.  They also allow investors the opportunity to cash flow more.  I’m always happy to discuss any questions you might have pertaining to either scenario.

JUST SOLD: North Creek Farms New Construction (Meritage Homes)

Just Sold: Meritage Homes new construction within the North Creek Farms subdivision, Thornton, Colorado.

Sales Price: 370k

Buyer clients of mine just closed on a brand new Meritage Homes single family house, on the north side of Thornton, within the North Creek Farms Subdivision.  We all know that homes for sale in Thornton Colorado, as well surrounding areas from Denver to Boulder, have not been plentiful of late.  Matter of fact, current home prices are at an all time high.  From the time my clients put down earnest money to hold their lot to their closing date, they received over $20,000 in equity just based upon the increased sales prices the builder was now charging.  Finally, timing barely worked out for these clients as the birth of their first child came earlier than expected, but the house was done and closed just in time.

My latest sale happened within the Wyndham Hill Subdivision located in Frederick (one exit north of Erie on I-25, just west of the highway).  This ranch home was brand new construction: 2,149 sq ft on the main level, another 1,964 sq ft in the basement, 3 car garage.

When showing up to do the final walk through my clients noticed the granite wasn’t the correct type/shade.  Between the two of us, we were able to get the builder to remove all the granite and install the correct type, prior to closing.  Photos below are of a different house, same floor plan.  My clients put hardwoods throughout the entire main level, as well stainless appliances.

This townhouse in the Grandview Subdivision of Erie needed just a few days on market and a bidding war to sell above asking price.  My Sellers did a great job with the updates they put into the property, as well staging it for the sale.  This sub area, Grandview, had been flat over the past few years, but with inventory at 30 yr lows and Buyer activity up, property values are coming back quickly.  Check out the photos:

My latest Just Sold took place just east of Yale and I-25, within the Holly Hills Sub area.  My clients, the Sellers, had been renting out the house for the past 10 or so years, so it needed some updating.  They had my go-to painter, Jeff, spray the exterior and some interior walls.  New carpeting was put in, some old fixtures taken down, professionally cleaned, and then a full price sale only a few days on market.  Buyers informed me at closing this was their 6th house/offer they made, sign of the times.

Final Sales Price: 327k (with upgrades negotiated in)

This two story townhome has a master/master bath, two other bedrooms/full bath, and laundry on the second floor.  Main floor has an office and open floorplan with living room/kitchen/eat-in-kitchen/mud room combo.  Nice private patio and huge garage (extremely tall ceilings for storage).
