I represented the Sellers on this central Boulder estate only a block from Centennial Middle School.

Situated on a corner lot off a cul-de-sac this sprawling central Boulder home had two primary bedrooms/suites, another bedroom with en-suite bath, and two other bedrooms. Staging was provided by Guest House which made a big difference in how the property showed, both in person and online.
The sales process required us to work through some flakey out of state Buyers initially who terminated the contract for no good reason. We were then able to move onto a local family who knew the area well and loved the house; however, they had to sell their current home first before being able to purchase this one. Their Realtor did a great job marketing their contingent home and was able to get it under contract quickly allowing the Buyers to eventually purchase this property.
Over the past few years a contingent deal would have never been considered by Sellers. This sale is a great case study showing a contingent deal is possible and Sellers should take these offers seriously in our changing marketplace. I will say the Buyer’s Realtor on this transaction is a top local Realtor and one of the main reasons this transaction was able to be successful. There were many complex situations that Realtor had to tackle that a less experienced agent probably wouldn’t of been able to successfully navigate.
