The Indian Peak subdivision of Lafayette is a gorgeous neighborhood surrounding a world-class 18-hole golf course, also named Indian Peaks.
This community is seated right at the western edge of the city, making it easily accessible to both Lafayette and Boulder, so there are always things to do here. Cultural events, gourmet cuisine, and outdoor activities are always just a stone’s throw away.
In Indian Peaks, there are a number of different styles of home available, from condos to townhouses, single-family homes to large estates.
The community was formed in the 90’s, with beautiful and unique architectural styles on display in this gorgeous luxury community.
Market Trends in Indian Peaks
Because of its luxurious surroundings and upscale amenities, Indian Peaks isn’t a cheap place to live. But it’s still not as expensive as some upscale communities outside of Denver or Boulder; call it affordable luxury.
In the last six months, 53 homes have sold. Currently there are 57 homes listed. This means that the turn-over rate for real estate is remarkably fast.
The median price of a home at Indian Peaks is currently $485,000, which is pretty steep when compared to the city of Lafayette’s median of $290,000. However, this is a lower price than many luxury communities around the state.
As far as selling trends go, the number of homes sold has been decreasing in Lafayette over the past several years–though it always bounces up in the summer months–and the same is true of Indian Peaks. This trend is mostly due to the economic downturn rather than the quality of homes available.
